STEP TWO
How to begin selling your home.
Once you have made a decision to move and have an approximate idea of what your house maybe worth, the next step is to contact a local estate agent for a more accurate value.
Their Valuer, will pop out and give you a closer indication of what your property could potentially achieve in the current property market. They should also run through comparable properties in your locality and explain their terms and conditions and selling fee. Remember to ask your agent questions up front and gain a feel if you would be happy for them to handle your sale.

Having got a feel for your local estate agent and discussed their Success Rate, Selling Fee, T&Cs and asked all the relevant questions, for example; are you open 7 days a week? do you offer free photography? can you offer us a free floorplan? do we need to pay anything upfront? or who do you suggest for an EPC certificate? Has your agency won any awards recently? How best do you think we should sell our home? Do you know the local area well?
Then the final stage is to agree on a sensible ASKING PRICE, arrange for photos and get your brochure created.
